Our approach to investments in the real estate sector is shaped by these focal points:

Residential sector

There is strong fundamental demand for the residential sector in India, driven by the bourgeoning economy and rapid urbanisation. Furthermore, affordability has improved due to right pricing and sizing of units by developers, combined with the availability of mortgage finance at affordable rates.

Land acquisition to under-construction

ICICI Venture will target projects from the land acquisition stage (subject to no zoning risk) to the under-construction stage. We will also seek out investments in completed projects and last mile funding opportunities wherein substantial construction has been completed, resulting in lesser execution risk and swift return of capital.

Established and emerging locations of Tier I cities

We will identify opportunities in established as well as emerging locations of Tier I cities. These micro markets enjoy strong economic drivers, an established social infrastructure and growing urbanisation, all backed by the economic growth of the country. This results in a robust fundamental and sustainable demand for real estate in these cities.

Established developers in home markets

ICICI Venture aims to partner with established developers within their respective markets. Characteristically, such developers are extensively familiar with the local property market conditions and possess superior asset-level management and execution skills. Such developers also possess a superior brand image among the target consumers in their micro-markets.
